What is Land Law?
Land Law is the set of rules that govern the land and anything attached to it or anything found in it. Attached to the land, such as trees or buildings and in the land such as coal or oil, or even buried treasure!
The individuals who work in the area of Land Law focus on the uses and supply of land and matters such as the right of way and boundary issues. Land Law concentrates on how an owner of land may use it or moderate how others may use it.
Land law is unusual in that while someone can own a piece of land outright they can still be limited in how it can be used. There are many reasons for this such as agreements reached by a previous owner or because the buyer failed to notice how the land was used when they purchased it. As such, land law is heavily governed by how the surrounding neighbours interact with land and what the buyer could have been expected to know.
A great deal of the work of a lawyer specializing in Land Law involves going through deeds, agreements and the land registry records to see if they can decipher who owns what and what rights people may or may not have over pieces of land.
